LEAD STORY
West Cesar Chavez PUD: A Waterfront Precedent in the Making
City Council is reviewing a major PUD at 1100 W. Cesar Chavez / TownLake YMCA, with up to 750 housing units, 90 affordable units, and large office/civic space. The site borders the Butler Trail and Lady Bird Lake, making this a precedent-setting decision for future waterfront development.
Why it matters
Could reshape height, density, and design norms along Lady Bird Lake.
Impacts trail access, park experience, and traffic in Clarksville/Old West Austin.
Civic steps
Today, Dec. 9 (9 a.m.): Work Session discussion (watch-only).

THE RUNDOWN
1. 2026 Precinct Changes: Proposed 287 → 307 Shift
Travis County’s proposed precinct map increases precincts from 287 to 307. The plan appeared on the Dec. 4 agenda, but as of Dec. 9, it still shows as “proposed” with no final minutes posted.
Impact:
Your precinct and polling place may change in 2026, even if your district doesn’t.
Do now:
Check the Redistricting 2025 map, then confirm your precinct once the plan is formally adopted.
2. AISD Closures: Families Should Act This Month
AISD’s closure of 10 schools removes 6,319 underused seats and saves $21.5M annually—covering the district’s $19.7M shortfall. December is the month for early transition planning.
Impact:
Closing-campus families need to start exploring 2026–27 placements now.
Displaced students get priority, but not guaranteed seats.
Districtwide rezoning (impacting up to 98% of schools) begins in 2026.
Do now:
Call (512) 414-1700 or visit austinisd.org/consolidate for December enrollment support. Don’t wait for the district to publish a perfect central calendar.
3. CapMetro: Small January Tweaks, Big 2035 Changes Ahead
January 2026 brings schedule adjustments, but no major route cuts. The big changes come from Transit Plan 2035, approved in October:
Routes reduced 61 → 55 over several years
Higher frequency on Rapid lines
Route 350 extended to ABIA
Flyer route eliminations in later phases
Changes roll out gradually from 2026–2030, not all at once.
Do now:
Check January changes for your route; review the 2035 route matrix to understand longer-term impacts.
4. Youth Homelessness Up 4×; Cash Assistance Shows Results
Local data shows youth homelessness rose from ~247 (2020) to 1,000+ in 2025. LifeWorks’ pilot delivered flexible cash support and kept nearly three dozen young people housed—most aging out of foster care.
Impact:
Prevention via small, targeted financial support is proving more effective (and cheaper) than crisis response.
Do now:
Support LifeWorks or youth-focused groups; watch city/county funding debates for prevention programs.
